I need advice about moving to a new city. I am starting a new job and I really need to find some accommodation as soon as possible.”

Finding accommodation in a new city
Ffinding accommodation is the single most important thing you need to get sorted before you re-locate. Finding that all-important home from home will seriously reduce your stress levels and provide you with a firm foundation from which your new life can flourish. So, where the hell do you start?
What can I afford?
As a guide, your monthly rent should be NO more than 40-50% of your net monthly income. Living in a city can be very expensive, especially when it comes to travel and nights out. You want to have enough left over for bills and enjoying yourself.
What will I have to pay upfront?
Typically, you will need a month’s rent upfront and a deposit which is usually also a month’s rent. If you get accommodation through a letting agency rather than renting privately, it is likely you will have to pay additional fees that cover administration costs such as tenancy agreements and references.
Flatshares
If you can’t afford your own flat or house, living in a shared house is a great way to save money and potentially make new friends. Websites like www.gumtree.com are an absolute godsend as they allow you advertise yourself as a potential housemate. You can specify where you’d like to live, when you can move in and say a little bit about yourself.
Where do I start looking?
The Internet is an invaluable tool for the house-hunter, especially over a distance. You can often refine your search to the area, budget and length of tenancy you require. Regional newspapers will have adverts for property to rent which you can also access online. National and local estate agents are an obvious source, however, they can be pushy so shop around to get the best deal. Once you’ve narrowed it down, book viewings promptly.
How do I know if it’s a ‘good’ area?
The price of the rent gives an indication of how ‘good’ or ‘safe’ an area is. Some websites show the average price of houses by size and postcode which allows you to compare areas. Where possible, ask the people who currently live in your prospective home how safe and secure they feel living there.
